Job Summary
Supervise and schedule maintenance activities for the property and staff, assigning tasks and evaluating daily work order completion. Coordinate service requests, establish priorities, and perform repairs on appliances, plumbing, HVAC, and electrical systems as needed. Monitor permits, inspect vacant units during make-ready, and create preventative maintenance schedules. Order supplies, manage the maintenance budget, and obtain approvals for major expenses. Create, mentor, and manage the maintenance team, ensuring safety orientations and annual training are completed. Report worker's compensation issues immediately and create schedules for on-call availability for after-hours, weekend, and holiday emergencies.
Required Qualifications
- Minimum 2 years' general residential maintenance experience
- Minimum 2-3 years' supervisory experience
- HVAC Certification
- Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems
- Certifications/licenses as required by local, state, or other regulations
- Must have reliable transportation, maintain auto insurance, and have a valid driver's license
- Strong communication and customer service skills
- Ability to work on-call as scheduled and work weekends and after hours as necessary
