Maintenance Supervisor- Condo

Job Summary

Conduct daily property walk-throughs to ensure equipment functionality and aesthetic standards while managing a team of two or more maintenance and housekeeping staff. Evaluate facilities to identify repair needs, assess building systems, and create preventative maintenance programs. Monitor contractor work, handle escalations, and execute the Hurricane Preparedness Plan with 24/7 on-call availability for emergencies. Stock inventory, verify deliveries, and submit inspection reports detailing property condition and safety issues to the Property Manager. Requires 4+ years of supervisory experience, valid driver's license, and ability to work extended hours, weekends, and outdoors in all seasons.

Required Qualifications

  • High school diploma or equivalency
  • 4+ years as a Maintenance supervisor or similar position
  • Basic knowledge of relevant regulations and codes governing maintenance activities such as safety, environmental and building codes
  • Prior experience managing and leading a team
  • Driver's license
  • Valid Driver's License
  • Ability to lift 50lbs
  • Ability to work in an upright standing position for long periods of time
  • Ability to crawl in small and tight spaces
  • Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain)
  • Ability to walk and climb stairs
  • Ability to stoop and bend
  • Ability to quickly and easily navigate property/buildings
  • Ability to detect auditory and/or visual emergency alarms
  • Ability to hear, understand and respond appropriately to verbal requests made in person and over the telephone
  • Visual ability correctable to 20/20
  • Ability to respond verbally in an understandable, professional manner in person and over the telephone
  • Ability to work extended hours and weekends if needed
  • Ability to work under pressure, maintain composure and utilize good judgement during emergency/difficult and stressful situations
  • Ability to act with integrity, professionalism, and confidentiality
  • Communicate, receive and exchange ideas and information by means of spoken and written language
  • Ability to prioritize tasks and to delegate them when appropriate
  • Ability to climb ladders and work at heights above ground level

Desired Qualifications

  • HVAC, CPO and/or OSHA certification or other certifications
  • Intermediate command of computer hardware/software, specifically Microsoft Office Suite
  • Strong customer service, communication, and interpersonal skills
  • Able to work under tight deadlines and use time effectively based on key priorities
  • Effective leadership skills
  • Effective written and verbal communication skills
