Job Summary
Conduct all maintenance tasks personally or delegate to assistants, overseeing work and inspecting results. Schedule maintenance personnel for 24/7 emergency availability and institute a management system for handling resident service requests within 24 hours. Perform minor and routine repairs on electrical, plumbing, HVAC, appliances, roofing, flooring, and pool equipment while diagnosing issues daily. Lead safety meetings, maintain HAZCOM standards, and ensure immediate correction of unsafe conditions throughout the community. Report major repairs to the Manager, manage spare parts inventory, and assist in moving heavy equipment or abandoned items. Work 40 hours weekly with weekend availability and rotating on-call duties.
Required Qualifications
- at least 5 years experience in property maintenance or equivalent field
- EPA Universal Certification
- HVAC Certification
- wear employer-supplied back support belt, goggles when working with specific equipment, masks and gloves, and other safety equipment as tasks dictate
- Comply with all MSDS Warnings and Precautions
- Adhere to all OSHA Regulations
- Ownership of personal tools
- 40 hours per week
- Weekends as circumstances warrant

- Strong leadership and communication skills
- knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
- knowledgeable and skilled in the safe use and maintenance of the following tools: Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
- knowledgeable and skilled in the safe use and maintenance of the following tools: User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
- knowledgeable and skilled in the safe use and maintenance of the following tools: Mech. Equip.: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
- knowledgeable and skilled in the safe use and maintenance of the following tools: Measuring Devices: Calipers, voltmeters, ohm meters, testing meters, PH tests, gauges, etc.
- Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action
