Job Summary

Oversee daily maintenance operations for multi-family properties, conducting routine repairs on electrical, plumbing, HVAC, and structural systems while managing resident service requests within 24 hours. Direct assistant teams, schedule emergency coverage 24/7, and lead safety meetings to enforce OSHA and EPA compliance standards. Diagnose issues, maintain accurate records, manage spare parts inventory, and ensure all grounds and storage areas remain secure and tidy. Report major repairs and requisitions to the Manager before expenditure. Requires 5 years of experience, EPA and HVAC certifications, and rotating on-call availability for emergencies.

Required Qualifications

  • at least 5 years experience in property maintenance or equivalent field
  • EPA Universal Certification
  • HVAC Certification
  • wear employer-supplied back support belt, goggles when working with specific equipment, masks and gloves, and other safety equipment as tasks dictate
  • Comply with all MSDS Warnings and Precautions
  • Adhere to all OSHA Regulations
  • Ownership of personal tools
  • Weekends as circumstances warrant
  • on-call on a rotating basis and for emergencies
  • Strong leadership and communication skills
  • knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
  • knowledgeable and skilled in the safe use and maintenance of the following tools: Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
  • knowledgeable and skilled in the safe use and maintenance of the following tools: User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
  • knowledgeable and skilled in the safe use and maintenance of the following tools: Mech. Equip.: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
  • knowledgeable and skilled in the safe use and maintenance of the following tools: Measuring Devices: Calipers, voltmeters, ohm meters, testing meters, PH tests, gauges, etc.
  • Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action
