Job Summary
Lead a high-performing maintenance team by providing ongoing training, supervision, and mentorship to ensure timely responses to service requests and a resident-first mindset. Oversee all building systems including HVAC, plumbing, and fire protection while implementing preventive maintenance programs and conducting regular inspections of buildings, units, and grounds. Manage vendor contracts, coordinate unit turns, and maintain accurate work order documentation and inspection reports. Respond to emergencies and participate in emergency preparedness planning, while tracking maintenance spending to align with budget goals. Support the General Manager in maintaining occupancy and collections above 99% and assist with capital project monitoring. Requires EPA 608/HVAC certification, 3–5 years managing building systems, and availability for after-hours emergencies.
Required Qualifications
- EPA 608 / HVAC Certification
- Proficient in basic building systems, including HVAC, electrical, and plumbing
- Experience with Make Ready processes and unit turnover
- Familiar with building automation systems and life safety systems
- Proficient in Microsoft Outlook, Word, and Excel
- Experience using property management platforms, preferably Entrata
- Working knowledge of Fair Housing Laws, EEO Laws, and LIHTC and market-rate housing programs
- 3–5 years of experience managing building systems in a student housing or multifamily setting
- 3 years of supervisory experience in a maintenance leadership role
- At least 2 years of experience managing building automation and safety systems
- A valid driver's license and the ability to respond to after-hours emergencies
