Job Summary
Lead a high-performing maintenance team by providing ongoing training, supervision, and mentorship to ensure timely, professional responses to all service requests. Oversee all building systems including HVAC, plumbing, and fire protection while implementing preventive maintenance and safety programs. Conduct regular inspections of buildings, units, common areas, and grounds to maintain safety, cleanliness, and functionality. Coordinate vendor and contractor work, manage work order documentation, and support the General Manager in maintaining occupancy and collections above 99%. Respond to emergencies, participate in preparedness planning, and foster strong resident relationships through proactive communication.
Required Qualifications
- EPA 608 / HVAC Certification
- Proficient in basic building systems, including HVAC, electrical, and plumbing
- Experience with Make Ready processes and unit turnover
- Familiar with building automation systems and life safety systems
- Proficient in Microsoft Outlook, Word, and Excel
- Experience using property management platforms, preferably Entrata
- Working knowledge of Fair Housing Laws, EEO Laws, and LIHTC and market-rate housing programs
- 3–5 years of experience managing building systems in a student housing or multifamily setting
- 3 years of supervisory experience in a maintenance leadership role
- At least 2 years of experience managing building automation and safety systems
- Ability to manage multiple priorities, projects, and deadlines effectively
- Strong organizational and communication skills
- A valid driver's license and the ability to respond to after-hours emergencies
