Job Summary
Supervise the maintenance team and schedule activities for make-readies, service requests, and preventative maintenance on community appliances. Monitor and prioritize tasks while identifying emergencies, communicating assignments, and ensuring timely completion. Coordinate the make-ready process by inspecting vacant apartments, managing vendor progress, and reporting to the Community Manager. Diagnose and repair electrical, plumbing, HVAC, and appliance issues; handle tile work, carpentry, and other facets of the make-ready process. Conduct property safety audits, maintain inventory, and monitor the monthly maintenance budget. Train and mentor staff, assist with recruiting and interviewing, and provide input on performance evaluations. Complete records in OneSite and share 24-hour on-call phone duty on a rotation basis. Work flexible hours including weekends and snow removal as needed.
Required Qualifications
- High school diploma or equivalent
- At least 2 years' proven experience as a maintenance supervisor
- Experience in the field of residential community management
- Must have certifications/permits required by the city or state to perform job responsibilities
- Must be able to travel to and from supply stores, other communities, and other off-site locations without advance notice
- Must have a valid drivers license
- Must be able to complete all required training within thirty (30) days of hire date
- Must be able to work any shift Sunday-Saturday
- Must be willing to work flexible hours including weekends
- Must share 24-hour on call phone on a rotation basis
- Must be willing to accept other tasks and responsibilities that may not be strictly related to repair and maintenance
- Must diagnose problems and make repairs in areas such as electrical, plumbing, exterior, and appliance
- Experience in tub replacement as well as countertop and other interior upgrade installation
- Ability to perform daily work orders as well as apartment unit turns in a timely manner
- Must have excellent computer skills and have industry software experience
- RealPage's OneSite competency will be required following specific CMI training
- Willingness and ability to utilize tablet/mobile devices and software efficiently
- Must be able to lift up to 25 pounds
