Job Summary
Oversee and perform technical and mechanical work to ensure the community’s buildings, grounds, amenities, and common areas meet Greystar standards for cleanliness, safety, and functionality. Responsibilities include assisting and completing work orders from resident requests, diagnosing defects, performing repairs, managing the make-ready process for vacant units (pre-move-out inspections, punch lists, scheduling vendors), maintaining standards for grounds and interiors to reflect high quality, supervising and inspecting work by team members and contractors, maintaining inventory and ordering supplies within budget, conducting monthly preventive maintenance, supporting the Community Manager with budgeting for repairs and capital projects, and enforcing safety practices (OSHA, MSDS) while delivering strong customer service to residents. Schedule is Monday-Friday 8am-5pm with rotating on-call; EPA HVAC certifications may be required for refrigerant work. The role requires high school diploma or equivalent, practical maintenance experience, tool proficiency, strong communication skills, and the ability to work indoors/outdoors in varying weather; travel within the local site may be required; a valid driver’s license is needed for site tasks such as operating a golf cart on the property.
Required Qualifications
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or related trade.
- Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
- Ability to apply principles of logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts; respond courteously to questions and requests; stay calm when addressing and resolving customer problems.
- Proficiency in reading, writing, and communicating to represent company management and act as first point of contact; answer questions related to department operating policies.
- Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and provide information for manager’s use.
- EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.
- Certifications as required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on the property, if applicable.
