Job Summary

Oversee all maintenance operations, including service requests, make-ready processes, and preventative maintenance programs to ensure the property meets Cottonwood standards. Schedule, prioritize, and assign work orders across HVAC, plumbing, electrical, and general repairs while conducting regular inspections to identify risks. Lead, train, and develop the service team by planning daily work, managing hiring, onboarding, and performance reviews. Manage vendor relationships, inventory, and budgeting while enforcing safety policies and OSHA standards. Ensure prompt response to resident service requests and resolve maintenance concerns with a customer-first approach. Requires 2+ years of multifamily maintenance and team leadership experience, EPA and CPO certifications, and availability for on-call rotation and evenings/weekends.

Required Qualifications

  • High school diploma or GED
  • Valid driver's license and reliable transportation
  • 2+ years of experience in multifamily property maintenance
  • 2+ years of experience leading or supervising maintenance teams
  • EPA Certification (Type II or Universal)
  • Proficiency in Microsoft Office
  • Ability to read, write, speak English
  • Ability to communicate effectively with residents, vendors, and team members
  • Availability to work standard community hours, including evenings and weekends
  • Availability to participate in an on-call rotation
  • Ability to stand regularly
  • Ability to climb stairs, walk, and balance
  • Ability to sit, stoop, kneel, crouch, or crawl
  • Ability to push or pull to move equipment, appliances, open and close doors
  • Ability to climb ladders
  • Ability to grasp, grip, turn to operate tools, equipment, and/or the phone
  • Ability to taste or smell
  • Ability to reach above the shoulders
  • Finger dexterity to operate tools

Desired Qualifications

  • Certified Pool Operator (CPO) certification
  • CAMT certification
  • Experience with Entrata
  • Strong technical knowledge of HVAC, plumbing, electrical, and general maintenance systems
  • Experience with inventory management, vendor coordination, and budgeting
  • Strong leadership, communication, and organizational skills
  • Ability to multitask and perform effectively in a fast-paced environment
  • Professional attitude with a strong customer service mindset
  • Ability to perform maintenance tasks as needed across HVAC, plumbing, electrical, and general repairs
  • Experience conducting regular inspections of the property to identify maintenance needs and potential risks
  • Experience sourcing, scheduling, and supervising vendors
  • Experience managing inventory, ordering, and delivery of maintenance supplies and equipment within budget
  • Experience evaluating products and materials to improve efficiency, cost-effectiveness, and property performance
  • Experience maintaining accurate records for materials, equipment, and vendor services
  • Experience leading, training, and developing the service team
  • Experience planning, assigning, and directing daily work
  • Experience conducting hiring, onboarding, training, and performance management
  • Experience providing coaching, feedback, and development opportunities
  • Experience managing maintenance-related expenses in alignment with the property budget
  • Experience supporting purchase order processes, vendor contracts, and cost tracking
  • Experience completing required reports, inspections, and documentation
  • Experience maintaining SDS logs
  • Experience ensuring prompt and professional response to resident service requests
  • Experience addressing and resolving maintenance-related concerns with a customer-first approach
  • Experience maintaining strong communication with residents, office staff, and vendors
  • Experience enforcing all company safety policies and procedures, including OSHA standards
  • Experience training team members on safety protocols
  • Experience maintaining awareness of regulatory requirements
  • Experience identifying and addressing safety hazards proactively
