Job Summary
Direct and supervise all maintenance procedures to ensure job assignments and work orders are carried out in accordance with established company policies. Oversee outside vendors and contractors while ensuring they follow the Steadfast Vendor Management System. Inspect the property regularly to report safety hazards, damages, and repairs, then follow up to verify completion and compliance with OSHA, insurance, and government agencies. Maintain community maintenance files, monitor routine supply purchases within allocated budgets, and prepare maintenance, utility, and capital expenditure budgets with the Regional Manager. Handle any emergencies arising on the community and perform employee evaluations to recommend salary increases or promotions. Train, supervise, and develop on-site personnel while determining individual strengths and weaknesses for goal setting. Minimum three years on-site experience as a Maintenance Supervisor managing subordinates required.

- Demonstrate integrity on a personal as well as a professional level
- Exceptional communication skills
- Attentive to details
- Must be able to read, understand and comply with all MSDA Sheets on all chemicals used at the property
- Must be able to lift, push, and pull up to 90 pounds
- Must have the ability to safely operate various machinery including but not limited to electric saws, key cutting equipment, and golf carts
- Must have the ability to stand and/or walk for long periods of time and climb stairs and ladders as necessary
- Must have the ability to squat, bend and reach above shoulders
- Ability to solve problems involving residents, personnel, finances, equipment failure, and emergency situations while remaining calm, rational, and professional
- Ability and willingness to substitute for any position when needed, from Maintenance Technician to janitor
Desired Qualifications
- Experience in carpentry, plumbing and electrical preferred
