Job Summary
Maintenance Supervisor role at Alta Davis in Durham, NC. Oversees and performs technical and mechanical work to ensure inside and external buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. Manages make-ready processes for vacant units, schedules vendors/contractors, inspects work, and develops standards for grounds and interiors to reflect high-quality community standards. Regularly inspects other service team members and contractors, maintains inventory of spare parts, assists in budgeting for repairs and capital projects, and supports safety compliance with OSHA and MSDS practices. EPA certifications Type I and II or Universal are required if working on sealed HVAC systems. Required Qualifications
- High school diploma, GED, or related experience and training
- Experience in property management maintenance, other building maintenance, or related trade
- Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices
- Ability to apply principles of logical thinking to define and correct problems
- Proficiency in customer service and interpersonal communication skills to interact with residents, clients, team members, and other business contacts
- Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies
- Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records of information and develop and provide information for the manager’s use
- Property management system experience preferred
- Mathematical skills necessary to perform financial calculations
