Job Summary
Maintenance Supervisor leads the on-site maintenance team to operate and maintain property equipment and facilities, manage maintenance and preventative programs, handle budgeting and inventory, drive KPI-focused performance (NOI, occupancy, safety, compliance, and customer service), and supervise staff from hiring through development. Responsibilities include scheduling preventive maintenance, responding to work orders, assigning duties, obtaining contractor bids, overseeing repairs and renovations (electrical, HVAC, plumbing, appliances, carpentry), coordinating after-hours on-call support, ensuring safety and regulatory compliance, maintaining documentation and reporting in Yardi, and delivering high levels of resident satisfaction. The role requires strong leadership, budgeting acumen, familiarity with property management systems, safety training, and bilingual communication skills.
Required Qualifications
- High School diploma or GED
- 1-2 years related experience and/or training
- 3-5 years of on-site multifamily maintenance experience preferred
- Knowledge and experience in budgeting and property cost control
- 3-5 years management/supervisory experience
- Working knowledge of Order Processing Systems and Yardi Property Management software
- HVAC/EPA 608 certification, CPO, designations from the AAMD
- Journeyman or Master level trade Licensing in one or more trades (electrical, plumbing, appliance repair, Boiler/heating/HVAC) preferred
- Bilingual in Spanish/English preferred
- Valid driver’s license and auto insurance
