Job Summary
Oversee day-to-day maintenance operations, including service requests and preventative maintenance for HVAC, plumbing, electrical, and general systems. Supervise, train, and evaluate the maintenance and grounds teams while assigning daily work orders and monitoring performance. Manage vendor relationships, sourcing, bidding, and contract oversight to ensure cost-effective service delivery on capital projects and unit turns. Monitor maintenance budgets, expenses, and compliance with safety standards and policies. Maintain accurate documentation of completed work and respond to emergency maintenance needs. Support property operations and coordinate with residents, staff, and vendors to ensure the community remains safe and well-maintained. Primarily Monday–Friday with on-call responsibilities, extended hours, evenings, and weekends required.
Required Qualifications
- Strong technical knowledge of maintenance systems (HVAC, plumbing, electrical, etc.)
- Proven ability to supervise and lead maintenance teams
- Strong problem-solving and organizational skills
- Ability to manage multiple priorities in a fast-paced environment
- Strong communication and customer service skills
- Proficiency in Microsoft Office and property management systems
- Ability to perform basic mathematical calculations and interpret data
- Ability to walk, stand, bend, and perform physical labor for extended periods
- Ability to lift and carry up to 100 lbs. with assistance
- Exposure to outdoor weather conditions, mechanical equipment, and maintenance environments
- Ability to safely operate tools and equipment required for maintenance tasks
- On-call responsibilities, extended hours, evenings, and weekends required based on business needs
Desired Qualifications
- EPA, HVAC, or CPO certifications (as applicable)
- 3+ years of maintenance or facilities experience
- Experience in multifamily or student housing environments
- High school diploma or equivalent
