Job Summary
Maintenance Superintendent at Rock Pointe in Thomasville, AL, responsible for the preservation and upkeep of the property, ensuring compliance with OSHA standards and safety policies. Duties include conducting preventive maintenance, inspecting units and common areas, performing light carpentry, electrical, plumbing, and painting tasks, assisting with custodial work, managing records of maintenance activities, coordinating with the Community Manager, and training colleagues from other communities when appropriate; requires HVAC knowledge, ability to troubleshoot fan motors and thermostats, and maintaining proper handling of refrigerants in accordance with regulations; position involves occasional standby coverage and coordination with vendors to meet contractual obligations.
Required Qualifications
- High School Diploma or Equivalent required
- EPA certification or ability to obtain within 90 days of hire/promotion
- Must have knowledge of property HVAC units and ability to troubleshoot and repair while maintaining Freon handling safety and compliance
- Ability to perform carpentry, painting, plumbing, electrical work, and general maintenance in a multi-family apartment setting
- Proficiency in reading, writing and speaking English
- Willingness to travel for property business as needed
- On-site maintenance experience and ability to work with limited supervision
- Proven ability to maintain safety standards per OSHA and company policies
