Job Summary
Maintenance Superintendent responsible for the upkeep of the property, enforcing OSHA standards and safety policies, conducting preventive maintenance, and directing repairs across multiple trades (HVAC, electrical, plumbing, carpentry). Requires experience with building codes, inspections, record-keeping, and coordinating with the Community Manager; includes training colleagues, responding to emergencies, and maintaining grounds and common areas. Must maintain professional appearance, communicate with management, vendors, and residents, and comply with safety procedures; EPA certification or ability to obtain within 90 days, and readiness to perform light electrical/plumbing work, painting, and general refurbishment as part of preparing units for re-occupancy.
Required Qualifications
- High School Diploma or Equivalent
- Knowledge of property HVAC units and ability to troubleshoot and repair
- EPA certification or ability to obtain within 90 days of hire/promotion
- Experience in carpentry, light plumbing, light electrical work, painting, and general maintenance
- Proficiency in reading/writing English; basic computer literacy
- Ability to perform maintenance and repairs across multiple trades
- Ability to travel for property business if required
- Ability to obtain appropriate licensing for pesticide application if required
