Job Summary
Conduct daily inspections of apartment units, buildings, and common areas, performing repairs, janitorial assistance, and custodial work as needed. Manage scheduled maintenance for HVAC systems, pools, spas, and fitness equipment while troubleshooting fan motors and thermostats; do not work on Freon systems without certification. Execute light electrical, plumbing, carpentry, and painting tasks to rededicate vacant units and ensure all repairs comply with local building codes and regulations. Maintain accurate records for preventive maintenance, work orders, and inventories, and complete hazard assessments before starting any task. Participate in emergency coverage for evenings, weekends, and holidays, and provide safety training to colleagues. Communicate twice daily with the Community Manager and report unusual circumstances or vendor non-compliance.
Required Qualifications
- High School Diploma or Equivalent
- Must have knowledge of property HVAC units
- Must be able to troubleshoot the system and make repairs to fan motors, thermostats, contractors, etc.
- Must have a government issued state ID, or valid driver's license if required by Management based on location/property or business needs
- Proficiency in reading, writing and speaking English is required
- Incumbent must possess some type of formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurnishing and cleaning, and air conditioning
- Must be able to safely access all areas of the propertys grounds, regardless of grounds conditions and/or weather conditions, including multilevel structures, with or without the aid of an elevator
- Safely lift and carry weights up to fifty (50) pounds without assistance
- Must have EPA certification or ability to obtain within 90 days of hire/ promotion
Desired Qualifications
- Must be able to safely access all areas of the propertys grounds, regardless of grounds conditions and/or weather conditions, including multilevel structures, with or without the aid of an elevator
- Safely lift and carry weights up to fifty (50) pounds without assistance
- Safely move large appliances such as ranges, refrigerators and washing machines with the use of a hand truck
- Safely use hand tools such as hammers, screwdrivers, saws, various power tools including hand held drills and circular saws
- Safely ascend and descend various types of ladders unassisted
- Tolerate normal levels of caustic chemicals and pest control chemicals
