Job Summary
Track progress and prepare apartment units for occupancy while effectively handling maintenance service requests to the highest quality standards. Ensure the physical integrity of communities by reporting liabilities and proposing improvements, then schedule preventative maintenance inspections and coordinate vendor work. Manage maintenance work orders, prioritize assignments, and oversee inventory and supply orders to stay within budget. Conduct move-out inspections on vacant units, administer contracts by evaluating bids, and coach staff on expectations and company policies. This role requires 4+ years of general maintenance experience with 1+ year supervisory experience in a multi-family environment, including HVAC, plumbing, and electrical troubleshooting. Full-time 40-hour schedule with on-call bonuses and a comprehensive benefits package.
Required Qualifications
- 4+ years of general maintenance experience
- at least 2+ year(s) in a multi-family, industrial or institutional work order environment
- 1+ years supervisory experience
- High school diploma or equivalent
- Valid driver's license
- reliable transportation
- Ability to read blueprints and diagrams
- Familiarity with Company policies and procedures
- Computer proficiency, including MS Office: Word, Excel, and Outlook
- Superior knowledge of Fair Housing regulations
- Basic hand tools
- EPA, CPO certification
- HVAC, electrical, plumbing, appliance, pool, rough carpentry, drywall hands on experience
- Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment and other community systems
- Excellent verbal and written communication skills
- Ability to handle multiple tasks in a face paced environment and adapt to changing assignments and priorities
- Basic math skills
- Exceptional customer service skills
- Reliable and dependable attendance at the work site
- Must be able to lift 50 lbs
