Job Summary
Maintenance Operative for The Rex co-living scheme in Kingston. Responsible for reactive and planned preventative maintenance across building systems (plumbing, electrical, HVAC) and general repairs; manage day-to-day operation of building plant to ensure safety and efficiency; act as first point of contact for resident maintenance requests; maintain building appearance and inventory of tools; lead health and safety activities with a focus on fire safety, water hygiene (L8), and compliance checks; implement regulatory checks (fire alarm testing, emergency lighting, water temperature monitoring) and maintain accurate records in the property management system; oversee contractor management and service contracts, ensuring work is completed on time and within budget; assist in annual maintenance/service charge budgets and process invoices; provide regular reports on maintenance activities and compliance; strong organisational, budgeting, and communication skills required.
Required Qualifications
- Experience in building maintenance and facilities management
- Strong knowledge of plumbing, electrical, and HVAC systems
- Health, safety and compliance focus with fire safety and water hygiene knowledge
- Experience with contractor management and procurement
- Ability to maintain records and use a property management system (PMS)
