Job Summary
Maintenance Mechanic III responsible for the efficient operation, maintenance, security, and administration of the facilities and grounds; acts as maintenance team leader, assigning work to staff and ensuring timely completion of work orders while supervising and evaluating maintenance personnel. Performs inspections of the physical plant, mechanical systems, and grounds; maintains maintenance records, purchases and controls inventory to minimize waste and prevent theft; oversees facility security and key/equipment maintenance; reports to the Executive Director and makes improvement recommendations. Essential duties include supervising staff and contractors, complying with HUD/Spectrum standards, resident interactions, developing and managing preventive maintenance schedules, bid procurement and contractor specifications, budget support, 24/7 on-site staffing, snow removal, safety reporting, emergency coverage, and collaboration with safety, construction, and life-safety programs. Required knowledge includes OSHA regulations, HVAC certification, elevators/high-rise systems, boilers, plumbing, electrical systems, and Green Initiatives; experience with geothermal and photovoltaic systems is beneficial; ability to manage tasks and communicate effectively; Hoisting License and Bobcat/Ventrac operation capabilities are desirable with LEED certification preferred.
Required Qualifications
