Job Summary
Supervise maintenance staff, direct property grounds, and troubleshoot HVAC, electrical, and plumbing systems to ensure safe, efficient repairs and resident retention. Maintain the operating budget by securing competitive bids, processing purchase orders, and prioritizing work orders while managing records in computer software. Oversee compliance with fire codes, OSHA regulations, and safety laws, including conducting regular inspections, reporting injuries, and implementing preventative maintenance plans. Liaise with the property manager, respond to emergencies, and mentor team members to enhance skills. Work flexible schedules including nights, weekends, and after-hours on-call rotations, requiring physical ability to climb ladders, work in confined spaces, and operate various tools.
Required Qualifications
- EPA certification
- High school diploma or GED
- Two years of multifamily maintenance experience and/or training
- A minimum of one year of supervisory experience
- Must be able to walk, stand, climb stairs or ladders and access various areas of the property
- Must be able to see to perform inspections, read blueprints and schematics and read computer screens
- Must be able to hear and understand verbal communications in person and over the phone or computer
- Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
- Must be able to operate various maintenance tools including power tools, ladders and lifts
- Must be able to operate a computer, keyboard, mouse and other office equipment
- Must be able to lift or carry items weighing up to 50 pounds
- Must be able to process purchase orders (POs) and invoices
- Must be able to review and prioritize work orders
- Must be able to manage the work order process efficiently and maintain records in computer software
- Must be able to oversee construction projects
- Must be able to implement preventative maintenance plans
- Must be able to conduct regular property inspections
- Must be able to ensure compliance with OSHA regulations and safety laws
- Must be able to respond to maintenance emergencies
- Must be able to follow up with customers to ensure their satisfaction
- Must be able to maintain a safe, drug, and alcohol-free workplace
- Must be able to mentor and train maintenance team members
- Must be able to maintain the property's operating budget
- Must be able to secure competitive bids for supplies and services
- Must be able to keep costs under control
- Must be able to ensure timely completion of work orders

Desired Qualifications
