Job Summary
Coordinate with the Community Manager and Assistant Manager to increase net operating income by safely maintaining the property's exterior and interior to RPM standards within budget. Supervise maintenance staff, develop a skilled team, and implement preventative maintenance plans while conducting regular inspections. Troubleshoot HVAC, electrical, and plumbing systems, process purchase orders, and manage work orders to ensure timely completion and resident satisfaction. Liaise with the property manager, respond to emergencies, and report employee injuries promptly. Maintain meticulous records, secure competitive bids, and ensure compliance with fire codes, OSHA regulations, and safety laws. Work flexible hours including nights, weekends, and after-hours on-call rotations.
Required Qualifications
- EPA certification
- Must be able to walk, stand, climb stairs or ladders and access various areas of the property
- May be required to push or pull items and reach overhead
- May be required to bend, stoop or kneel
- May require dexterity of hands and fingers and ability to grasp tools
- Must be able to see to perform inspections, read blueprints and schematics and read computer screens
- Must be able to hear and understand verbal communications in person and over the phone or computer
- Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
- Must be able to operate various maintenance tools including power tools, ladders and lifts
- Must be able to operate a computer, keyboard, mouse and other office equipment
- Flexible schedule is required and hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs
- Employment with RPM Living is contingent upon successful completion of a background check
- Valid driver's license is preferred; candidates without a license will be provided a liability waiver, as applicable
Desired Qualifications
- High school diploma or GED
- Two years of multifamily maintenance experience and/or training
- A minimum of one year of supervisory experience
- CPO
- Microsoft Office Suite
- Project Management
