Job Summary
Coordinate with the Community Manager and Assistant Manager to increase net operating income by safely maintaining the property's exterior and interior within approved budget levels. Supervise maintenance staff, develop a skilled team of technicians, and prioritize work orders to ensure timely completion and resident satisfaction. Troubleshoot HVAC, electrical, and plumbing systems while implementing preventative maintenance plans and conducting regular property inspections. Manage the operating budget, process purchase orders, secure competitive bids, and oversee construction projects ensuring compliance with fire, safety, and OSHA regulations. Respond to maintenance emergencies, liaise with the property manager, and report employee injuries promptly. Maintain meticulous records in computer software and provide cost-saving initiatives for review.
Required Qualifications
- EPA certification
- High school diploma or GED
- Two years of multifamily maintenance experience and/or training
- A minimum of one year of supervisory experience
