Job Summary
Direct workers and vendors in ground maintenance, snow clearing, and facility upkeep including HVAC, electrical, and plumbing systems. Manage a crew of 30+ laborers during winter snow storms, requiring on-site availability and additional compensation during severe weather. Interpret company policies, enforce safety regulations, and coordinate construction projects while inspecting work for conformance to specifications. Utilize a computerized maintenance management system to distribute corrective and preventive work orders and review mechanical drawings for efficiency improvements. Provide leadership to the building operations team, handling scheduling, training, and professional development while interacting with property managers and tenants to resolve operational issues.
Required Qualifications
- Minimum 3 years snow removal experience
- Operation of plow truck
- Operation of skid steer
- Ability to work flexible hours, including nights, weekends, and holidays
- Must be available on-call
- Must remain on-site for entirety of every snow storm
- Must be able to interpret company policies and enforce safety regulations
- Must be able to direct workers/vendors in a professional manner
- Must be able to direct workers/vendors engaged in ground maintenance and snowplowing activities
- Must be able to direct workers/vendors assisting in the mechanical upkeep and maintenance of the facilities including HVAC, electrical, life safety and plumbing systems
- Must be able to manage staff of direct reports including scheduling, training and professional development
- Must be able to interact with Property Managers and Tenants on building operational issues
- Must be able to utilize operational experience and expertise as a guide to addressing day to day issues and challenges
Desired Qualifications
- Extensive experience with commercial property landscaping
- High school degree or GED equivalent
- Ability to read, comprehend, and communicate effectively both verbally and through written correspondence
- Ability to work in a fast-paced environment
- Ability to work in a team environment, interacting with other employees in a professional and friendly manner
- Ability to maintain a professional and friendly demeanor when working with the parking customer, providing resolution as needed to customer issues
- Experience with computerized maintenance management system
- Experience with blueprints, specifications, and standards
- Experience with mechanical drawings
