Job Summary
Oversee maintenance operations for luxury apartment communities. Manage capital expense projects with 3 bids, scope of work, and contract generation. Ensure proper security coverage and safety across properties. Enforce and update Policies and Procedures Handbook. Generate monthly maintenance reports on building systems, repairs, inspections, regulatory compliance, and Preventive Maintenance programs. Utilize data analytics and AI tools to drive efficiency. Inventory equipment, tools, and unit assets; optimize maintenance personnel utilization; facilitate on-site technician hiring. Implement PM programs and audit maintenance QA. Visit properties weekly and travel up to 2 hours from Canton. Proficient use of Yardi Voyager Maintenance. Requires Weekend/holiday availability and a valid driver’s license.
Required Qualifications
- Maintenance manager experience in large apartment communities
- Knowledge of carpentry, electrical, plumbing and HVAC
- Proficient at using Yardi Voyager Maintenance
- Outstanding communication and interpersonal skills
- Must have a valid driver’s license and good driving record
- Available for emergency situations including weekends and holidays
