Job Summary
Manage the Maintenance Department by supervising staff, assigning tasks, and ensuring safety standards are met across all property amenities and units. Establish preventive maintenance schedules, track service requests in the computer system, and resolve escalated repair issues involving mechanical, electrical, plumbing, or HVAC systems. Conduct move-in and move-out inspections, monitor inventory levels, and negotiate with vendors to address outstanding issues or special projects. Ensure all documentation, including EPA logs and warranty records, remains current and accurate. Available for on-call duty, nights, and weekends.
Required Qualifications
- High School Diploma or GED Equivalent
- Applied trades training on a particular or specialized occupation, requiring knowledge of mechanics, electrical systems, HVAC systems, and plumbing
- Ability to speak, read and write English
- Over five years of experience
- EPA certification (either Universal or both Type I and Type II)
- Certified Pool Operator (CPO) certification
- Proficiency in painting
- Proficiency in plumbing
- Proficiency in electrical
- Proficiency in appliance repair
- Proficiency in carpentry
- Proficiency in landscape quality control
- Proficiency in irrigation repairs
- Ability to transfer knowledge to others on the team
- Desire and ability to address residents' customer service needs through clear and caring communication
- Ability to work independently with a sense of urgency
- Solutions oriented mindset
- Willingness and ability to learn industry leading technology
- Demonstrated organizational skills
- Ability to use mathematics together with the analytical use of complicated drawings, manuals, and schematics
- Ability to use various types of precision measuring instruments, such as gauges, meters, and electrical testers
- Ability to be available for on call duty, nights and weekend work
Desired Qualifications
- Certified Pool Operator (CPO) certification may be required in order to service pools
