Job Summary
Maintenance Manager responsible for a Tampa apartment community: handle maintenance requests across appliances, plumbing, HVAC, electrical, gates, pools, and after-hours emergencies; prepare units for rent-ready status with preventive maintenance; supervise maintenance staff, delegate work orders, and participate in evaluations; coordinate with external contractors, monitor performance, and support property rehab projects; manage shop, inventory, grounds, cleaning tasks, and amenity areas; conduct safety inspections for systems, pools, elevators, lighting, and new-construction QA; perform administrative duties including logging work orders, updating databases, planning daily tasks, and supporting budget goals; provide professional resident service, resolve issues, deliver notices, and assist with resident events.
Required Qualifications
- 3 years maintenance experience (apartment maintenance experience preferred)
- 1-2 years maintenance supervisory experience
- Troubleshooting and problem-solving skills
- Budget or basic business finance helpful
- Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment
- Valid driver's license (free from major moving violations) and dependable transportation
