Job Summary
Oversee maintenance of Association common areas, including large acreage irrigation systems, turf, trees, shrub beds, and water features. Prepare property for inspections and safety standards while maintaining records for warranties, assets, and service information. Delegate repairs and work orders to external vendors, establish preventative maintenance schedules, and prepare bid specifications for contracts. Manage vendor relationships, collaborate with committees and stakeholders, and present project reports at regular meetings. Assist in creating the yearly maintenance budget and track monthly expenses. Requires five years in grounds maintenance and direct supervision experience, plus a certificate in turf management or horticulture. Must work outdoors in various weather conditions, lift up to 80 lbs, and be available for weekends and emergencies. Valid driver's license and vehicle insurance are required.
Required Qualifications
- At least five years' experience in grounds maintenance
- Five years of experience in direct supervision of staff or vendors
- Certificate, an associate's degree, or equivalent in turf management or horticulture
- Possess strong computer skills, including Microsoft Office products, Google Maps, and project management tools
- Service-oriented, self-motivated, and have the ability to communicate effectively both orally and in writing
- Ability to manage vendors and collaborate with committees and stakeholders while also maintaining professional, pleasant, and polite working relationships
- Ability to present project, work order, expenses, and reports at regularly scheduled committee, workgroup, Board, and community meetings
- Be able to work outdoors in various weather conditions, particularly high heat, and to walk long distances to perform physical inspections
- Able to repetitively lift and carry up to 80 lbs. and to perform other physical labor
- Must be able to work weekends, after-hours, and be on-call for emergencies
- Have a valid driver's license and vehicle insurance
- If driving is, or becomes, a requirement of the role, it is required, at all times, that you hold a valid state driver's license for the class of vehicle you are driving, maintain a clean motor vehicle report, and hold current automobile insurance at statutory limits
