Maintenance Manager- California

Job Summary

Coordinate with the Community Manager and Assistant Manager to increase net operating income by safely maintaining property interiors and exteriors within budget. Supervise maintenance staff, develop a skilled team of technicians, and process purchase orders to control costs. Troubleshoot HVAC, electrical, and plumbing systems while prioritizing work orders for timely completion and resident satisfaction. Oversee construction projects, ensure compliance with fire and safety codes, and implement preventative maintenance plans. Respond to maintenance emergencies, liaise with the property manager, and conduct regular inspections to maintain a safe workplace. Operate on a flexible schedule including nights, weekends, and after-hours call-outs.

Required Qualifications

  • EPA certification required
  • Must be able to walk, stand, climb stairs or ladders and access various areas of the property
  • Must be able to see to perform inspections, read blueprints and schematics and read computer screens
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
  • Must be able to operate various maintenance tools including power tools, ladders and lifts
  • Must be able to operate a computer, keyboard, mouse and other office equipment
  • Must be able to lift or carry items weighing up to 50 pounds
  • Must be able to work in confined spaces, heights and potentially hazardous areas
  • A flexible schedule is required and hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs
  • Employment with RPM Living is contingent upon successful completion of a background check
  • A valid driver's license is preferred; candidates without a license will be provided a liability waiver, as applicable

Desired Qualifications

  • High school diploma or GED – Preferred
  • Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered
  • A minimum of one year of supervisory experience – Preferred
  • CPO – Preferred
  • Microsoft Office Suite, Project Management
