Job Summary
Maintenance Manager oversees daily maintenance operations by prioritizing work orders, coordinating emergency repairs, and preparing vacant units. Drives property functionality through organized shop management, inventory control, and routine inspections of life-safety systems, pools, elevators, and lighting. Leads maintenance staff, delegates service requests, evaluates technicians and groundskeepers, and supports QA inspections. Coordinates contractor work, selects vendors, monitors performance, and ensures projects meet quality and budget expectations. Delivers strong resident service through professional communication, timely issue resolution, and support for community events and resident needs. Performs in-unit upgrades and handles supplemental property tasks including light cleaning and maintaining clean, orderly amenity and common areas.
Required Qualifications
- 3 years hands-on repair experience (apartment maintenance preferred)
- 1–2 years of supervisory responsibility
- Type II or Universal refrigeration certification (or ability to obtain within 90 days)
- valid driver’s license and dependable transportation
- physical capability to perform demanding tasks (lifting up to 50 lbs, pushing/pulling 300 lbs, climbing up to 40 ft ladders)
- ability to move heavy appliances/equipment (75–300+ lbs)
- ability to perform in-unit upgrades safely (lighting, ceiling fans)
