Job Summary
Lead maintenance supervision and coordination of the maintenance program for Richmond property operations. Responsibilities include directing maintenance tasks across carpentry, masonry, painting, HVAC, appliance repairs, pool maintenance, and reading plans/drawings; coordinating with the Property Manager on budgets, scheduling, and expenditures; inspecting buildings and grounds; driving preventative maintenance, service requests, and turnover; submitting invoices and assisting with budget preparation; supervising maintenance staff, enforcing safety, and coordinating training; supporting curb appeal and grounds upkeep; ensuring profitability and cross-functional understanding of maintenance, marketing, and management; strong communication and problem-solving skills; and readiness for overtime and on-call emergencies.
Required Qualifications
- High school diploma or GED or equivalent
- Virginia Driver’s License and proof of insurance
- 1-3 months related experience and/or training or equivalent
- Technical training in one or more trades or 2-3 years of maintenance experience
- Basic knowledge of maintenance and ability to supervise others
- Excellent communication and motivational abilities
- Overtime, holiday and weekend work availability
- Ability to perform sustained manual labor, climb ladders, and work in inclement weather
