Job Summary
Lead day-to-day maintenance operations by completing service requests, coordinating apartment turns, and performing preventive maintenance on HVAC, plumbing, electrical, and building systems. Troubleshoot and repair various systems while supervising and mentoring the maintenance team. Manage inventory, work with vendors, and maintain grounds and common areas. Participate in an on-call rotation for emergency maintenance and handle on-call emergencies, including sustained manual labor, inclement weather, and roof work. Requires a valid Virginia driver's license, EPA certification preferred, and ability to work weekends and holidays.
Required Qualifications
- 3+ years of apartment or building maintenance experience
- Leadership or supervisory experience
- Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs
- Valid Virginia driver's license
- High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience
- Possession of valid Virginia Driver's License and proof of insurance
- Microsoft Office Suite
- Payroll Systems
- Project Management Software
- Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience
- Must possess a basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance
- Must be able to work well with others (other employees, residents, and vendors)
- Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing, and management
- Must be an excellent communicator and motivator
- Requires personal contact, proper conduct, and a high level of competence and efficiency
- The capacity to perform sustained manual labor, work in inclement weather and climbing ladders and working on roofs
- Participate in an on-call rotation for emergency maintenance
- Ability to lift up to 50 pounds and work both indoors and outdoors
- This is a combination work/supervisor's position
- This position involves overtime, holiday and weekend work
- Ownership of hand tools
- handling on-call emergencies
