Job Summary
Lead daily maintenance operations including staff scheduling, training, performance management, and vendor oversight for bid selection and review. Perform and oversee repairs across electrical, plumbing, carpentry, painting, and appliance maintenance while preparing units for move-ins, move-outs, and annual inspections. Ensure common area cleanliness, manage inventory and supply procurement, and implement preventive maintenance programs. Coordinate contractor work to ensure compliance with safety, Fair Housing, and company standards. Participate in on-call rotations for emergency coverage and complete required certifications. Requires five years of maintenance experience, three years supervisory experience, and proficiency in Microsoft Office. Full-time role with company-provided housing available.
Required Qualifications
- Previous experience managing a team and vendors
- Strong written and verbal communication skills
- Proficient in Microsoft Office and basic computer applications
- Ability to coach, mentor, and build positive relationships with staff, residents, and vendors
- Knowledge of affordable housing inspections (REAC, TCAC, MOR) and regulatory compliance
- Excellent organizational and time management skills
- Capable of performing physically demanding tasks and working in varied weather conditions
- Commitment to MidPen's mission, values, and adherence to safety and housing regulations
- High School Diploma and five years' experience with maintenance, landscaping, irrigation systems, interior/exterior painting, rough and finish carpentry, replacement of flooring/glass, lock assemblies and extensive plumbing knowledge, or an equivalent combination of education and relevant experience
- Must have three years' supervisory experience with demonstrated knowledge in overseeing work crews and apartment turnovers
