Job Summary
Conduct skilled plumbing, electrical, carpentry, painting, and appliance repairs while utilizing Yardi software to create and sync work orders. Actively walk the property daily to identify deficiencies and submit inspection reports with photos, ensuring habitability standards are met. Assist with common area cleaning, grounds work, and vendor bid selection for property projects. Participate in an on-call emergency schedule covering evenings, weekends, and holidays, maintaining knowledge of utility cutoffs and building diagrams. Engage professionally with residents and team members during daily check-ins and safety meetings.
Required Qualifications
- Minimum of two years' experience in a maintenance or construction environment
- High school diploma or GED
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
- Ability to communicate effectively with residents or employees of organization
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
- Ability to compute rate, ratio, and percent
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form

- Ability to actively participate in company meetings and trainings using ZOOM and Teams

- Ability to maintain knowledge of water, gas meter cutoffs, all building and fixture cutoffs, sewer cleanouts and maps and diagrams of each property with assigned HUB
- Ability to assist other team members

- Ability to troubleshoot and complete routine appliance repairs

- Ability to follow manufacturer directions for utilizing products
- Ability to maintain accurate records regarding preventative monthly maintenance on all equipment based on manufacture recommendations as required by housing regulations or codes
- Ability to inspect equipment thoroughly before use and tag out any equipment that poses a safety hazard
- Ability to complete basic irrigation repairs
- Ability to maintain schedule for preventative maintenance contracts that may include elevator, roof, boiler, hot water heater, gate and access-controlled points, etc
- Ability to solicit bids, walk property with vendor, prepare Bid Comparison form and provide recommendation on vendor selection for property specific projects
- Ability to ensure monthly safety meetings are consistently scheduled and safety topics discussed are appropriate for the property / team members
- Ability to be aware of any asbestos or lead on the property
- Ability to keep corresponding binders available to all team members, at all times
- Ability to ensure proper procedure is followed if removal is required
- Ability to work with a minimal supervision
