Job Summary

Diagnose and perform minor and routine maintenance repairs, completing all service requests daily with accurate documentation. Manage the overall maintenance program by coordinating work orders, overseeing preventative maintenance, and negotiating vendor bids. Conduct daily inspections of the property exterior, common areas, and vacated apartments to ensure make-ready standards are met before leasing. Order parts and supplies, maintain inventory levels, and perform painting, patching, and general cleaning as assigned. Execute emergency maintenance after hours and coordinate schedules with vendors and the Building Superintendent. Perform weekly clean-ups and adhere to all OSHA and health code safety standards.

Required Qualifications

  • High School or GED equivalency
  • Minimum of 2 year experience working in building maintenance
  • Must have 40-hour domestic violence training (within 3 months of hire date)
  • Must be bondable
  • Must have valid drivers license
  • Must have clean driving record
  • Must have automobile insurance
  • Must have Food Handling/Sanitation Certification (within 6 months of hire date)
  • Must have the ability to communicate effectively to diverse group(s) of people in varied settings
  • Must be able to write in a logical, clear and grammatically correct way
  • Must have the ability to read, analyze and interpret common reports and documents
  • Must have the ability to respond to needs and/or request of clients, co-workers, supervisor, Management Company and contactors in a professional and timely manner
  • Must have the ability to plan and organize in a logical manner
  • Must have the ability to prioritize and multi-task in a efficient manner
  • Must be able to stand and walk 2/3 or more of the time
  • Must be able to sit up to 1/3 of the time
  • Must be able to use hands and/or fingers 2/3 or more of the time
  • Must be able to hear and talk 2/3 or more of the time
  • Must be able to lift up to 75 lbs 1/3 to 2/3 of the time
  • Must be able to stoop, kneel, crouch or crawl up to 1/3 of the time
  • Must be able to reach above shoulders up to 1/3 of the time
  • Must be able to climb stairs 2/3 or more of the time
  • Must have clear vision up to 20 inches minimally
  • Must have basic computer proficiency
  • Must be able to use standard telephone
  • Must be able to use general office equipment including; fax machine, copier, calculator, typewriter, etc
  • Must know how to use general hand tools (i.e. hammer, screwdriver etc)
  • Must know how to use power tools (i.e. drill, circular saw etc)
  • Must know how to use major equipment (i.e. lawn mower, snow blower etc)
  • Must be able to work in a setting with moderate to loud noise levels
  • Must be able to travel locally and regionally
