Job Summary

Conduct daily maintenance and repair tasks, including troubleshooting issues, performing make-ready repairs, and executing routine preventative maintenance on equipment. Document all work orders, expenditures, and status reports while assisting in procurement of outside services and vendors. Keep grounds neat by sweeping, raking, and shoveling as needed, and immediately notify management of unsafe conditions such as broken gates or exterior lights. Maintain accurate records of preventive maintenance, work-in-progress, and capital improvements. Perform work area clean-up and safety-related duties while adhering to OSHA, ADA, and Fair Housing policies. Remain available for on-call rotation to handle emergencies, weekends, and expedient travel for parts.

Required Qualifications

  • High school diploma or general education degree (GED)
  • one to three years related experience and/or training
  • equivalent combination of education and experience
  • Ability to read and comprehend simple instructions, short correspondence, and memos
  • Ability to write simple correspondence
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
  • Some trade school certificate(s) in HVAC, electrical and plumbing
  • Must have valid and appropriate state driver's license and automobile insurance coverage
  • Ability to perform duties under pressure and meet deadlines in a timely manner
  • Ability to effectively communicate with residents (handle concerns, complaints and issues); vendors; and staff
  • Ability to inspect property, grounds and apartments
  • Must be able to work in a fast-paced, multi-faceted and customer service-oriented environment
  • Must be able to work as a team, interact with others in a professional/pleasant manner and exercise problem-solving skills
  • 0-2 years' experience in similar positions of performing general property maintenance tasks related to multi-unit residential complexes
  • Must be available for 'on-call' services on a rotating basis, weekends and/or emergencies as circumstances warrant
  • Must be knowledgeable and skilled in the safe use and maintenance of Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
  • Must be knowledgeable and skilled in the safe use and maintenance of Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
  • Must be knowledgeable and skilled in the safe use and maintenance of User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders
  • Must be knowledgeable and skilled in the safe use and maintenance of Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
  • Must be knowledgeable and skilled in the safe use and maintenance of Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
  • Must be capable of adapting, with minimal or no advance notice, to changes in how business is conducted and work is accomplished, with no diminishment in work performance
  • Must be able to lift and/or move up to 25 pounds
  • Must be able to frequently lift and/or move up to 50 pounds
  • Must be able to occasionally lift and/or move up to 100 pounds
  • Must be able to stand
  • Must be able to walk
  • Must be able to use hands to finger, handle, or feel
  • Must be able to reach with hands and arms

  • Must be able to anticipate, identify and correct any and all problems involving the property
  • Must be able to help implement procedures that will prevent such problems
  • Must be able to assist in the collection of bids and procurement of outside services and/or vendors for contract or repair work
  • Must be able to assist in scheduling and performing minor and routine maintenance on all appropriate equipment on a regular basis
  • Must be able to inspect and maintain all tools in excellent condition
  • Must be able to inform management of the inventory status of spare parts and maintenance materials
  • Must be able to look out for any safety hazards, including LBP, asbestos, radon, hazardous spills and workplace safety
  • Must be able to notify management immediately if safety hazards exist
  • Must be able to maintain a 'safety first' attitude
  • Must be able to ensure all safety equipment is used consistently and appropriately
  • Must be able to perform work area clean-up and safety related duties
  • Must be punctual and timely in meeting all requirements of performance, including, but not limited to, attendance standards and work deadlines
  • Must be able to begin and end assignments on time
  • Must be able to adhere to scheduled work breaks
  • Must be able to frequently utilize personal transportation to pick up replacement parts and supplies from vendors
  • Must be able to adapt to 'Rotation on-call' status which may occasionally require expedient travel to assigned property at moment's notice
