Job Summary

Assist the Property Manager and Maintenance Supervisor in maintaining the physical integrity of the community by performing maintenance and repair tasks, conducting routine and preventative maintenance, and troubleshooting problems. Document all work orders and resolutions, collect bids for outside services, and ensure make-ready repairs are completed correctly and on schedule. Keep grounds neat by sweeping and raking as needed, while inspecting the property for unsafe conditions such as broken gates, steps, or lights, and immediately notifying management of hazards. Maintain accurate records of expenditures, capital improvements, and work-in-progress status, and schedule minor equipment maintenance on a regular basis.

Required Qualifications

  • High school diploma or general education degree (GED)
  • One to three years related experience and/or training
  • Equivalent combination of education and experience
  • Ability to read and comprehend simple instructions, short correspondence, and memos
  • Ability to write simple correspondence
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
  • Some trade school certificate(s) in HVAC, electrical and plumbing
  • Valid and appropriate state driver's license
  • Automobile insurance coverage
  • Ability to perform duties under pressure and meet deadlines in a timely manner
  • Ability to effectively communicate with residents (handle concerns, complaints and issues); vendors; and staff
  • Ability to inspect property, grounds and apartments
  • Ability to work in a fast-paced, multi-faceted and customer service-oriented environment
  • Ability to work as a team, interact with others in a professional/pleasant manner and exercise problem-solving skills
  • 0-2 years' experience in similar positions of performing general property maintenance tasks related to multi-unit residential complexes
  • Must be available for 'on-call' services on a rotating basis, weekends and/or emergencies as circumstances warrant
  • Knowledge and skill in the safe use and maintenance of Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
  • Knowledge and skill in the safe use and maintenance of Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
  • Knowledge and skill in the safe use and maintenance of User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders
  • Knowledge and skill in the safe use and maintenance of Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
  • Knowledge and skill in the safe use and maintenance of Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
  • Capability to adapt, with minimal or no advance notice, to changes in how business is conducted and work is accomplished, with no diminishment in work performance
  • Ability to regularly stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl
  • Ability to regularly lift and/or move up to 25 pounds
  • Ability to frequently lift and/or move up to 50 pounds
  • Ability to occasionally lift and/or move up to 100 pounds
  • Ability to be frequently exposed to outside weather conditions
  • Ability to be occasionally exposed to fumes or airborne particles
