Maintenance Director

Direct facility maintenance staff, managing hiring, training, performance evaluations, and disciplinary actions. Oversee building and grounds upkeep by implementing preventative maintenance programs, coordinating contractors, and ensuring compliance with federal, state, and local codes including OSHA and EPA regulations. Conduct regular inspections of life safety systems, plumbing, and electrical components while assessing property damage and filing claims. Prepare and manage the maintenance budget, track utility consumption, control inventory for supplies and parts, and maintain all required engineering files. Ensure landscaping, snow removal, and trash removal meet standards. Respond to resident or facility emergencies as needed. Requires a valid driver's license, occasional weekend or evening work, and on-call availability.
