Job Summary
Lead a maintenance team by facilitating high performance through frequent communication, coaching diverse skillsets, and providing direct feedback on work quality. Execute daily operations including preparing make-ready apartments, completing service requests, maintaining inventory, and leading the preventative maintenance program. Manage resident satisfaction programs while communicating with customers, residents, investors, vendors, and leadership. Oversee expense management by analyzing the property budget to ensure expenses remain within guidelines. Participate in CWS Risk Management and Safety Programs and respond to emergency calls outside normal business hours.
Required Qualifications
- High school diploma or GED
- Microsoft Office and Outlook software experience
- EPA, HVAC I & II, CPO and local certifications
- Minimum 2- 4 years previous full-time work experience in apartment maintenance, or a trade that requires extensive knowledge of electricity, plumbing, carpentry, painting, and HVAC
- Valid driver's license
- Current automobile insurance
- Basic set of hand tools
- Ability to read service requests, schedules, and regularly converse with team members, residents, and vendors in English
- Basic computer skills
- Ability to adhere to company policies, procedures, and practices
- Ability to establish and maintain effective working relationships
- Ability to maintain a professional and ethical atmosphere
- Supervisory/managerial skills
- Ability to perform work responsibilities at locations other than 'home' property
- Ability to travel within major metropolitan areas and may be required to attend company functions in other cities
- Ability to respond to emergency calls outside of normal business hours while setting the expectations for on-call rotations with team
- Ability to inspect property conditions
- Ability to operate office and maintenance-related equipment
- Ability to respond to emergency situations as needed
- Ability to climb stairs and access maintenance, mechanical, and outdoor areas
- Ability to stand, bending, reaching, and occasional lifting of equipment or materials up to 50 pounds
