Maintenance Director

Job Summary
Lead the facilities management team by supervising department staff, coordinating maintenance requests for plumbing, electrical, and HVAC systems, and conducting daily property inspections to ensure tour readiness. Manage quarterly fire drills, oversee safety programs, and maintain compliance with local codes while acting as the safety coordinator for the Quality Assurance committee. Prepare annual budget requests, track expenditures, and coordinate with contractors to secure bids for special projects. Maintain the TELS automated work order system, manage emergency vendor contacts, and perform minor repairs including carpentry and electrical work. Remain on-call 24/7 for emergencies, drive the community van, and attend mandatory training courses.
Required Qualifications
- High school diploma or GED
- Five (5) years of maintenance experience
- Two (2) years of supervisory experience
- Knowledge of senior housing and state regulations
- Valid and applicable state drivers' license
- No major driving violations for the past three (3) years
- Ability to continuously walk and stand
- Ability to perform work both inside and outside
- Ability to lift 0-10 pounds constantly, 11-50 pounds frequently, 51-100 pounds occasionally
- Ability to carry 0-10 pounds constantly, 11-50 pounds frequently, 51-100 pounds occasionally
- Ability to push 0-10 pounds constantly, 11-50 pounds frequently, 51-100 pounds occasionally
- Ability to climb stairs on a frequent basis
- Ability to bend at the waist, knees, hips and spine on a frequent basis
- Ability to squat on a frequent basis
- Ability to twist or rotate occasionally
- Ability to reach on a frequent basis
- Ability to read clearly with or without corrective lenses
- Ability to hear telephone, audible alarms, bells and signals related to resident safety with or without hearing devices
- Strong command of English sufficient to read and write and interpret administration information
