Job Summary
Direct and manage maintenance operations for a large residential community. Plan, direct and control the maintenance of the community’s physical plant, supervising electrical, plumbing, carpentry, HVAC, refrigeration and other technical tasks while ensuring compliance with life-safety codes. Responsibilities include coordinating preventive maintenance, visually inspecting common areas, supervising Maintenance and Housekeeping staff, preparing and delegating work orders, inspecting building systems (roof, façade, parking, grounds, signage), maintaining up-to-date repair records, initiating training programs, and ensuring OSHA standards are met. The role also involves operating and maintaining all buildings and grounds, responding to maintenance emergencies, and upholding the company core values and a customer-service orientation. On-call coverage required; full-time schedule with rotating manager-on-duty. Requirements include a high school diploma or equivalent and a strong supervisory background.
Required Qualifications
- Minimum of five (5) years’ experience as a supervisor with documented evidence of varied skills and abilities
- Experience with HVAC, plumbing, carpentry and general maintenance
- Maintenance experience in a large residential community, hotel, hospitality, Assisted Living or similar industry desired
- Skills in all phases of building and equipment maintenance, cleanliness and repairs
- Ability to select personnel and manage staff to meet community needs
- Acceptable driving record
- MS Office proficiency
- Experience working with senior/geriatric population is a plus
- High School diploma or equivalent
- Willingness to be on call during emergency situations as the building operates 24 hours, 7 days per week
