Job Summary
Maintenance Director leading on-site maintenance operations for a diverse portfolio in Chattanooga, overseeing proactive asset management, preventative maintenance programs, CMMS utilization, and vendor/subcontractor management across commercial offices, historic structures, parking decks, an apartment complex, and an airport hangar. Responsibilities include team leadership and coaching, driving proactive maintenance and reduced emergency response times, managing third-party vendors, ensuring transparent communication with tenants and stakeholders, and owning portfolio budgeting and KPIs to deliver on-time capital projects within budget. Requires proven leadership in large-scale facilities management, technical mastery of building systems (HVAC, electrical, carpentry, plumbing), strong communication, and a track record of delivering reliable, safe operations; professional certifications (CFM, PMP, ProFM) are highly preferred or obtainable within the first year.
Required Qualifications
- 5+ years of Integrated Facilities Management (IFM) leadership
- experience managing over 500,000+ sq. ft. across multiple buildings/portfolios
- deep knowledge of CMMS systems and preventative maintenance
- strong competency in HVAC, plumbing, electrical, and carpentry
- preferred certifications: CFM, PMP, ProFM (or willingness to obtain within first year)
- bilingual skills (English/Spanish) are a plus but not required
