Maintenance Director

Job Summary
Oversee maintenance operations and service teams across multiple apartment communities, reviewing daily work order and HVAC reports while supervising Maintenance Supervisors and Service Technicians. Collaborate with senior leadership to manage capital improvement projects, approve purchase orders, and conduct property, building, and HUD inspections. Lead hiring, training, and team development to ensure safety standards and service quality are met, while managing contractor relationships and vendor timelines. Participate in the upper management on-call rotation and winter weather operations, including snow removal planning and emergency readiness. Travel between properties to evaluate operational standards with Regional Managers and maintain proper key control and security procedures.
Required Qualifications
- Strong knowledge of multi-family property maintenance, building systems, and facilities operations
- Experience managing maintenance teams across multiple properties
- Expertise in HVAC systems, plumbing, electrical, and general building maintenance
- Strong leadership, communication, and organizational skills
- Experience with capital improvement planning, budgeting, and vendor management
- Ability to read and interpret blueprints, building plans, and maintenance specifications
- Proficiency with Microsoft Office (Outlook, Word, Excel)
- High school diploma or equivalent
- HVAC certification required
- Minimum 5 years of property maintenance experience with supervisory responsibilities
- Valid driver's license required
- Reliable vehicle required for travel between properties
- Ability to lift up to 50 pounds and assist with on-site maintenance tasks when needed
- Ability to travel between multiple communities as required
- Reliable phone number and email for communication
Desired Qualifications
- Experience with property management software such as Yardi preferred
