Job Summary
Respond to maintenance request forms daily and maintain repair statistics for each unit. Perform routine preventive maintenance and repairs on systems including boilers, hot water heaters, and sprinkler systems. Execute snow removal for walkways and landscaping, conduct interior and exterior building inspections, and monitor security and fire alarm systems. Change toilets and furnace filters, caulk windows and trim, and prepare vacant units for occupancy. Maintain the dumpster area, order supplies as directed, and keep a file of equipment operating instructions. Work weekends and off hours based on community needs, with potential CDL license requirements.
Required Qualifications
- Must have driver's license in good standing and the ability to obtain CDL License
- High School diploma or equivalent
- One year experience working in a building maintenance capacity
- Knowledge of Standard Precautions, Disaster Preparedness, OSHA, and other state/federal regulations
- Must have working knowledge of carpentry, preventative maintenance and ground maintenance
- Ability to communicate effectively and read blueprints, building plans and repair manuals
- Excellent analytical and problem-solving skills
- Ability to identify issues and determine that repairs are needed
- Basic knowledge of building codes, regulations, and standards applicable to facility operations
- Basic computer knowledge required
- Must have hand/eye coordination sufficient to use small and large tools and machinery, hammer and nails, power drill and screwdriver
- Manual dexterity required to operate modern office equipment and other equipment
- Ability to travel as needed or assigned
- Must be able to change toilets and seats, change furnace filters, and garbage disposals
- Must be able to properly caulk windows, trim, counters, etc.
- Must be able to obtain CDL license
- Must be able to lift 50 lbs
- Must be able to effectively lead and coach others
- Strong attention to detail

Desired Qualifications
- Three years preferred experience working in a building maintenance capacity
- Preferred experience in the healthcare setting
- Basic knowledge of electrical systems, plumbing, refrigeration and heating preferred
