Job Summary
Supervise maintenance staff by determining workloads and schedules while evaluating personnel for hiring or termination recommendations. Maintain established facilities in accordance with local and state building codes and manage all maintenance department activities regarding cost management, methods, and staffing. Develop and implement policies and procedures with the President to establish departmental goals, negotiate sub-contractor contracts, and inspect contractor work to ensure safe work practices. Ensure preventative maintenance procedures are carried out on a scheduled basis, complete maintenance records for equipment, and prepare service estimates based on labor, material, and machine costs. Establish and maintain effective working relationships with employees, vendors, and the general public to work toward continual improvement of the overall organization.
Required Qualifications
- Valid driver's license required (no restrictions)
- Basic computer skills
- Considerable knowledge of practices, methods, and techniques pertaining to building and facilities maintenance and repair
- Considerable knowledge of the tools and equipment associated with the building maintenance and construction trades
- Considerable knowledge of safety standards and precautions
- Strong written and oral communication skills
- Sound problem solving skills
- Ability to train staff on company policies as well as on their job responsibilities
- Ability to work well under pressure
- Ability to enforce security/safety regulations
- Very organized
- Excellent attention to detail
- Ability to concisely follow client direction
- Ability to review detailed documents
- Ability to read computer screens
- Ability to lift and/or move up to 25 pounds
