Maintenance 1

Maintenance 1 performs daily maintenance to turn units, handle daily work orders, and conduct monthly preventative maintenance per the Property Manager's requests. Responsibilities include upkeep across plumbing, electrical, carpet cleaning/repair, drywall repair, carpentry, glass repair, appliances, HVAC, grounds maintenance, and concrete/tile; complete work orders promptly to ensure tenant satisfaction; supervise/train maintenance assistants; coordinate with vendors and the property manager for timely services; verify room readiness for rent; schedule maintenance on the exterior of the property and inside units; on-call for tenant emergencies; maintain OSHA-compliant shop and work areas; possess appropriate tools and equipment; know the lock out/tag out system; and perform other duties as assigned. Requires professional certification in HVAC, plumbing, or electrical; minimum 5 years’ experience as a maintenance engineer; minimum 2 years’ supervisory experience; ability to work legally in state and federal guidelines; physical ability for standing, lifting up to 100 pounds, and multi-tasking; schedule flexibility including nights and weekends and on-call availability.
