Job Summary
Conduct daily maintenance to turn units, complete work orders, and perform monthly preventative maintenance at the Property Manager's request. Execute repairs across plumbing, electrical, carpet, drywall, carpentry, glass, appliances, HVAC, grounds, and concrete/tile. Supervise and train maintenance assistants while coaching for efficient turnover, and verify room readiness for rent. Schedule outside and unit maintenance, manage vendor services, and accept on-call responsibilities for tenant emergencies. Maintain OSHA compliance in the shop and ensure lockout/tagout protocols are followed. Requires HVAC, plumbing, or electrical certification, five years of maintenance experience, and two years in a supervisory role. Flexible schedule includes nights, weekends, and on-call availability.
Required Qualifications
- Working knowledge in all apartment maintenance plumbing, electrical, carpet cleaning/repair, drywall repair, carpentry, glass repair, appliances, HVAC, grounds maintenance, and concrete/tile
- Professionally certified in one of the following: HVAC, plumbing, electric
- Minimum 5 years' experience as a maintenance engineer
- Minimum 2 years' experience in a supervisory role
- Own maintenance tools
- Legally able to work within State and Federal guidelines
- Continuous standing and walking throughout the duration of each shift
- Bending, lifting, and carrying up to 100 pounds
- Constant face-to-face interactions with customers
- Ability to multi-task and remain positive in busy working conditions
- Schedule flexibility including nights and weekends as well as on-call availability
- Comply with the brand and Company uniform and hygiene policies
- Sitting, standing, kneeling, walking, bending, climbing
- Ability to work in cramped, dirty/dusty and cold or hot conditions
