Job Summary
Conduct daily maintenance to turn units, complete work orders, and perform monthly preventative maintenance at the Property Manager's request. Execute tasks in plumbing, electrical, carpet, drywall, carpentry, glass, appliances, HVAC, grounds, and concrete/tile. Supervise and train maintenance assistants, coach efficient turnover times, and verify room readiness for rent. Coordinate with vendors to ensure timely service, schedule outside and unit maintenance, and accept on-call responsibilities for tenant emergencies. Maintain OSHA compliance and utilize lockout/tagout systems. Requires 5 years of maintenance experience, 2 years supervisory experience, and appropriate tools. Schedule flexibility includes nights, weekends, and on-call availability.
Required Qualifications
- Working knowledge in all apartment maintenance plumbing, electrical, carpet cleaning/repair, drywall repair, carpentry, glass repair, appliances, HVAC, grounds maintenance, and concrete/tile
- Minimum 5 years' experience as a maintenance engineer
- Minimum 2 years' experience in a supervisory role
- Own maintenance tools
- Legally able to work within State and Federal guidelines
- Continuous standing and walking throughout the duration of each shift
- Bending, lifting, and carrying up to 100 pounds
- Constant face-to-face interactions with customers
- Ability to multi-task and remain positive in busy working conditions
- Schedule flexibility including nights and weekends as well as on-call availability
- Comply with the brand and Company uniform and hygiene policies
- Sitting, standing, kneeling, walking, bending, climbing
- Ability to work in cramped, dirty/dusty and cold or hot conditions
Desired Qualifications
- Professional certification(s) in HVAC, plumbing, electrical, etc. are preferred but not required
