Mainenance Supervisor

Job Summary
Lead daily maintenance operations including work orders, preventive maintenance, emergency calls, and general repairs. Assign, prioritize, and track maintenance requests while performing hands-on repairs for HVAC, plumbing, electrical, appliances, carpentry, and building systems. Ensure unit turns are completed efficiently and conduct regular inspections of units, common areas, and grounds to identify potential issues early. Train and guide the onsite maintenance team, oversee vendor and contractor work, and maintain accurate records of completed work and inventory. Participate in on-call rotation to respond to after-hours emergencies. Requires ability to lift up to 50 pounds, work indoors and outdoors in varying weather, and operate tools safely. Valid driver's license and experience with mobile work order systems preferred.
Required Qualifications
- High school diploma or equivalent
- Previous residential maintenance, facilities, or property management experience
- Basic working knowledge of HVAC, plumbing, carpentry, electrical, and general repair
- Ability to troubleshoot and complete routine repairs independently
- Valid driver's license
- Reliable transportation
- Availability to work overnight shifts and participate in on-call rotation
- Ability to pass background screening
- Consistent attendance and punctuality
