Job Summary
Conduct comprehensive pre-closing audits to ensure file completeness, accuracy, and investor salability while reviewing and approving Closing Disclosures in compliance with TRID requirements. Authorize loans for funding by clearing prior-to-funding conditions, verifying figures, and coordinating wire instructions with Title to prevent delays. Coordinate complex closings with Title companies and Loan Originators, resolving fee discrepancies and managing rush transactions while maintaining high accuracy standards. Serve as a subject matter expert to junior closers, providing guidance on regulatory requirements and assisting in developing workflow improvements. Maintain high file accuracy with minimal post-closing defects while meeting monthly volume benchmarks and reducing investor suspense.
Required Qualifications
- 5+ years of residential mortgage closing experience
- Demonstrated experience handling complex loan scenarios (FHA, VA, Conventional, USDA)
- Advanced knowledge of TRID requirements
- Advanced knowledge of Dodd-Frank & CFPB regulations
- Advanced knowledge of FHA, Fannie Mae, Freddie Mac, and Ginnie Mae guidelines
- Experience reviewing and approving Closing Disclosures and settlement statements independently
- Strong understanding of funding processes and wire control procedures
- Exceptional attention to detail and analytical ability
- Strong communication and leadership skills
- Ability to manage high volume while maintaining compliance precision
- Proficiency in Encompass
- Proficiency in Microsoft Office (Excel required)
- Travel is required
- Ability to stand, walk, sit, and travel between various locations
- Ability to use hands to finger, handle, or feel, and reach with hands and arms
- Ability to climb or balance, stoop, kneel, crouch, or crawl
- Ability to lift and/or move up to 10 pounds
- Ability to lift and/or move up to 20 pounds
