Lien Release Specialist

Job Summary
Coordinate and prepare all documents for lien, easement, or subdivision property releases by evaluating mortgage documentation to ensure investor and regulatory compliance. Enter data and create releases while processing collateral files and recorded instruments received from the custodian or outsourcing provider. Order original documents from customers and communicate with the department team leads regarding trends or problems. Complete assigned reports accurately and maintain department policies. This role requires a detailed, organized candidate with 3-6 months of mortgage experience to work independently in a fast-paced environment with minimal supervision.
Required Qualifications
- High School Graduate or General Education Diploma (GED)
- 3-6 months related experience
- mortgage experience
- Ability to use basic computer programs, including Microsoft Word, Excel, and Outlook
- Excellent time management skills
- attention to detail
- Knowledge of chain of title
- Knowledge of retrieving recording information from county recorder's website
- Ability to talk to county recorder's office to get recording information
- Ability to identify mortgage/Assignment or any other collateral docs
- Very High data entry accuracy levels
- High attention to detail
- Ability to work with minimal supervision
- High attendance track record
- Target oriented
- Physical ability to lift up to 25 pounds
